Home starts in Phoenix are increasing. Job creation is improving. Phoenix was ranked 9th in the nation by the Bureau of Labor Statistics for job creation and ranked 3rd in annualized permits for the 1st quarter of 2013.
The resale market is strong in Phoenix with the current home inventory market supply at 2.1 months. There are less distressed properties in the marketplace and single-family home prices are up. The basic economic law of supply and demand indicates that the stronger economy is bringing more players into the game. Construction is accelerating in Phoenix and home starts are up as the supply of available resale homes is down. And it’s no surprise Phoenix is facing a shortage of finished lots. Developers delivered 1500 lots in the 1st quarter of 2013.
The town of Gilbert has 1/5 of new home starts. Gilbert also led the Valley in the number of single family permits issued in 2012. Caretaker Landscape’s construction team is currently developing Gilbert’s master-planned community Adora Trails for Taylor Morrison. The community features a 10-acre neighborhood, 12 miles of walking trails, a lake with fresh water fishing, neighborhood clubhouse and features single and two-story homes. Builder Magazine just named Taylor Morrison as Builder of the year at the Builders annual Housing Leadership Summit recognized for excellence in successful business strategy, achievements and corporate leadership.
This summer our construction team will begin construction at The Bridges at Gilbert for Ashton Woods Homes. Ashton Woods was just ranked the 4th largest private builder in the country. Six home builders are working together to build this master-planned community. There are 569 home sites projected between the builders in this 293 acre community. Builder 100 and Next 100 lists are featured in Builder magazine and on BuilderOnline.com.
Peoria has the 2nd most new home starts followed by Goodyear. Caretaker Landscape’s construction team is building Terramar and Tierra Del Rio for Taylor Morrison and Silver Canyon for Shea Homes. All three communities are located in Peoria.
Expansion is happening for many of the Valley’s companies in 2013 as Phoenix recovers. Caretaker Landscape is fortunate to be involved in many of the expansions taking place in the Valley.
